Should You Allow Pets In Your Rental Property (Part Two)

Allowing pets in rental properties is a divisive topic.

Some owners are dead against it while others don’t mind. Last month we wrote about the positives of saying ‘yes’ to pets. This month we’ll take a look at some of the potential problems.

Property damage

Some badly behaved pets can cause damage to your property or your garden. This generally happens if the pets are younger or they’re left unsupervised for long periods of time.

Flea and pest problems

If pets are not properly cared for, flea or pest infestation may become a costly problem for a property owner.

Odour issues

Pets that aren’t toilet trained can leave nasty odours and stains on floors. If the problem areas become really bad you may need to replace the flooring.

If you decide to allow pets in your property, there are a few things you can do to minimise your risk.

  • Get as much information as you can about the animals that will be living in your property. Find out the breed and age, and ask about any behavioural issues. Knowing as much as you can before letting them into your home could save you in the long run.
  • Meet the animals beforehand.
  • Charge a pet bond that will cover potential damage.
  • Ask for references. Responsible pet owners who have rented before know to ask for references from previous landlords. If they’ve never rented with their pet before, references from their vet or obedience trainer would be a good compromise.
  • Perform regular rental inspections. Checking the property every three months, as Rentwest Solutions does, ensures that you can identify any problems early.
