Our leasing team is made up of four key staff members: Jessica Garvey, Kirsi Green and Ray Barber. It’s their job to match prospective tenants with available properties. They are doing such a great job that our office vacancy rate has been consistently lower than the Perth metro rate for the last six months. The metro rate is hovering around 5.6 per cent while ours is 3.2%. Here’s how we are achieving such great results.

It’s never been more important to be proactive. Getting available properties in front of as many would-be tenants is crucial. That’s why we don’t just rely on one or two forms of exposure. We advertise available properties online, we use signboards to generate more enquiries, we visit local shops and universities to leave leaflets, and we advertise featured properties on social media. Every bit of exposure helps. It’s not enough just to advertise, though.
- We respond to every enquiry
It’s important to follow up on the enquiries that advertising generates. Every property enquiry we receive is valuable, which is why we respond to all as soon as possible. Enquiries aren’t limited to office hours any more. They come in 24 hours a day via phone, email, online real estate sites, Facebook, Twitter and Google+. In this world of instant communication, it’s important to follow up as soon as possible.
- We work with prospective tenants
As we work through enquiries, we match the needs of prospective tenants with the properties we have available. If we find a possible match, we make ourselves available to show the property at the convenience of the tenant. Showing properties after working hours and on weekends is not only becoming increasingly popular – it’s a necessity. Providing this service takes some flexibility but the rewards are worth it.
