If your rental property has a pool, you’re well aware that you’ve got some extra responsibilities. Unless your tenancy agreement states otherwise, you are responsible for the day-to-day upkeep and maintenance of the pool and associated equipment, which includes cleaning and making sure the chemicals within the water are balanced.
Over the last few months we’ve seen a few instances of green water on our rounds. Green water is not good: it means there’s an outbreak of bacteria that can pose significant health risks to your friends and family, as well as staining the walls of the pool. So how can you stay on top of pool maintenance? Here are four jobs you need to do:
- Check your pump and filter
Ensure that your pool pump and filter are working properly. If you have an average-size pool you should be using your pump and filter for around 8 hours a day (this can vary depending on the size, type of pool and usage.) We suggest having a pool technician check over all equipment at least once a year to verify that everything is in good working order.
- Check chlorine level
Make sure you’re chlorinating your pool to the appropriate level. Chlorine essentially disinfects your pool but it can only do this if it’s kept at the right level (‘free chlorine’, i.e. the chlorine that is in your pool that can kill bacteria, should be kept at a level between 1.0 to 3.0mg/L with an ideal level of 2.0mg/L). You should check chlorine levels daily during the summer and twice daily in extreme heat. During summer you may need to superchlorinate your pool, which involves adding a large amount of chlorine to the water. Be sure to get professional advice on how and when to do this.
- Check pH level
To ensure chlorine works efficiently, the pH range must be within 7.2 and 7.6 (you can check this yourself using a pH testing kit, available at any pool supply store). You should check pH levels daily during the summer and twice daily in extreme heat.
- General cleaning
Remove any leaf matter, dirt or debris from the bottom of your pool with a vacuum cleaner. Scrub the walls to dislodge dirt and clean the pump filter system and lint pot regularly.
