Ever wondered what our property managers do? We sat down with Mitchell Zile recently and asked him a few questions about his portfolio.
How many properties are in your portfolio?
Sarah Beech, Alyshia Morris and I look after a portfolio of close to 200 properties.
What suburbs do you cover?
My team and I concentrate mainly on the Armadale-Serpentine and Melville-Cockburn areas. We do cover a few other suburbs in south metropolitan Perth.
What are the highlights of your area?
Well, Armadale-Serpentine is a great area to rent in as it’s growing really fast. There are new estates – good-sized houses with plenty of backyard space at an affordable price. Melville-Cockburn is always going to be in demand because it’s located close to Fremantle with easy access to the city. It’s an established area with plenty of great schools and public transport. And, of course, you’ve got lots of shopping choices with Gateways, Garden City or Fremantle close by.
What is your take on the Perth market at the moment? What have you seen when showing homes to potential tenants? Has there been a lot of interest?
The Perth rental market is very tight at the moment, which is why it isn’t really surprising to see a number of tenants vacating to buy their own homes. Interest rates are affordable, which means some people are exploring other options.
We have been seeing very high turnouts when showing new properties, particularly for those under $500 per week. There has been a reasonable response for properties over that mark too. All in all, enquiries have been very strong for all properties and we’re looking at that continuing for the foreseeable future.
