Ever wondered what our property managers do? We sat down with Caitlin Lyle and asked her a few questions about her portfolio.
How many properties are in your portfolio?
I have 125 properties in my portfolio covering suburbs south of Perth, from Bertram through to Dawesville. The properties I manage range from townhouses in secure complexes to 4×2 family homes. Most of my properties are in the rapidly growing Baldivis area.
What are the highlights of your area?
The highlights would have to be the number of new estates that are popping up. These are full of spacious new homes and a variety of local amenities. Baldivis, especially, has the new Masters and Stockland Baldivis shopping centre, which is due for expansion to cater for the huge amount of families who live locally. Mandurah and Secret Harbour are close to the beach.
What is your take on the Perth market at the moment? What have you seen when showing homes to potential tenants? Has there been a lot of interest?
The market in my area has been a bit up and down; some houses let in the first viewing with huge amounts of interest, while others can stay available for a few home opens before a great tenant is found. All the rents have gone up over the past six months; however, the majority are still under the $460 price, which is also a huge bonus for young families and couples.
