Getting Started
When searching for a rental property there are several points to consider:
- What area you would like to live in
- What weekly rental amount you can afford to pay
- Type of accommodation required
You can search for available Rentwest Solutions properties online at rentwest.com.au, aussiehome.com, reiwa.com.au, or realestate.com.au or by picking up a list of available properties at Rentwest Solutions.
Arranging an Inspection
It is our policy not to give out keys although our property management staff are available to show individual properties by appointment. Many of our properties are open for inspection and will be advertised on www.rentwest.com.au from each Thursday onwards. Contact the relevant property manager should you wish to enquire about a particular property or to make an appointment to view the property.
Application Process
Once you have viewed and selected a property available to lease you will be required to submit an application. This application form can be obtained from your property manager when viewing the property or online. It is extremely important to complete all the information required on the application to prevent delays in processing the application. The application must be submitted to Rentwest Solutions along with the appropriate option fee. If you have not rented through Rentwest Solutions previously you will be required to provide photographic proof of identification for all applicants.
Screening Process
Once the application has been received it will be processed along with any others that may have been submitted for the same property. All applicants will have their employment details confirmed, previous rental references checked and their details submitted to REIWA National Tenancy Database (NTD) and Tenancy Information Centre of Australia (TICA) database. Your application will then be referred to the owner for their instructions and an answer will normally be able to provided within 48 hours.
Moving In
Once your application is successful your property manager will make an appointment for you to sign your tenancy agreement and arrange payment of your first two weeks rent, stamp duty and tenancy bond. Please note that it is a condition of every tenancy that rental payments are made by direct debit. Inspections
Property Condition Report - a detailed property condition report will be given to you when signing your tenancy agreement. You will be required to check this report for any discrepancies, sign and date and return both copies to our office within 7 days. This will serve as a protection of your interests as the completed report will be used when you vacate the property.
Periodic Inspections - are conducted 6 weeks after you move into the property and every 3 months thereafter. You will be given between 7 and 14 days notice of the scheduled inspection and we welcome you there to discuss any concerns you may have regarding the property or you may contact us prior to the inspection to discuss any issues.
Bond Inspection - a final inspection will be conducted upon you vacating the property and the property condition report will be referenced to check the condition of the property. Your bond refund will then be finalised and forwarded to you at your nominated address.

For any other emergency your property manager can be contacted after hours on their mobile. These numbers are only to be used after hours for an emergency. In the case of a break-in please report to the Police immediately and then contact your property manager during business hours to advise the Police Report Number and the name of the glazier/repairer used to secure the premises. Glass breakages are usually claimable under the owners insurance providing we have a Police report number.
